Loans in Estonia 2025 — Complete Borrower Guide

Published on

Estonia has a well-developed financial market with dozens of licensed lenders competing for your business. Here is everything you need to know before submitting a loan application.

Types of Loans in Estonia

  • Consumer loan: 500–30,000€, term 1–10 years. APR typically 10–40%.
  • Fast loan (kiirlaen): 100–2,000€, short term. High APR — use only for genuine emergencies.
  • Mortgage: up to 85% of property value, term up to 30 years. APR 3–6%.
  • Business loan: for SME investment and working capital, 5,000–200,000€.
  • Leasing: car or equipment — use immediately, pay monthly.

APR (KKM) — What It Means

APR is the true annual cost of credit, including interest, origination fees and all mandatory charges. Estonian law requires all loan offers to display the APR. Always compare loans by APR, not just the nominal interest rate.

Indicative Rates 2025

  • Consumer loan 5,000€ / 5 years: APR 15–25%, monthly payment approx. 115–135€
  • Fast loan 500€ / 3 months: APR 80–400% — very high, use with extreme caution
  • Mortgage 100,000€ / 25 years: APR approx. 4–6%, monthly payment approx. 520–580€

How to Choose a Reliable Lender

  • Check the lender licence at fi.ee (Finantsinspektsioon register)
  • Read the early repayment and penalty conditions carefully
  • Compare at least 3–5 offers: Bigbank, Inbank, TF Bank, Coop Pank, LHV
  • Do not borrow more than you can repay within 3 months of income

Loan Refinancing

If you have multiple loans, consolidating them into one can simplify payments and potentially lower your APR. Refinancing approval depends on your creditworthiness and available collateral.
